Your tenant benefit package is required with ALL lease agreements and includes the following:

Positive Credit Reporting

• Have on time rental payments reported monthly to the credit bureau to improve your credit score

Filter Deliver Program

• You will receive delivery of the correct size and number of 1inch Merv 8 HVAC filter(s) every month directly to your doorstep; changing your filter monthly is a requirement of your lease and doing so can reduce utility bills up to 15%. (5-inch filters delivered every 6 months)

Utility Concierge Service

• Citizens Home Solutions will help you connect utilities upon move-in. This is your one stop shop where they reach out to assist with all your utility connections, including internet, phone and television.

Move-In Orientation

• One on one home maintenance info session in your new home with highlights on lease requirements and how to avoid fees: approximately 1 hour done in person or via Zoom/ FaceTime.

Mobile App

• The Appfolio mobile app for tenants is available and allows you to access account balances, see your lease agreement, access other information and pay rent with multiple options (credit/ debit/ ACH)

Pay Rent with Cash Near Your Home

• With PaySlip, you can pay rent with cash at participating CVS and 7-11 locations.

Online ACH Payments/ Tenant Portal

• Pay rent online directly from your bank account. Process monthly or set up autopay with no service charge when using e- check option. Access your tenant ledger, all signed rental agreements and update your contact information 24/7/365

Lockbox Move In & Move Outs

• Move in and out without the hassle of driving to the office. Enjoy extra flexibility when moving out and not having to worry about office hours.

24/7 Emergency Maintenance

• Access a local MHN employee to help guide you through maintenance emergencies; talk to someone familiar with the area and company policies

Online Maintenance Portal

• Your online maintenance portal allows you to submit maintenance request and photos.

Text/ emails documented on your tenant page

• Ability to text with MHN Staff and have all email and text correspondence recorded on your dedicated page in our system. Never play he said/ she said again as all staff have access to all correspondence.

Preventative Maintenance Walk Throughs

• Thorough photo documentation of the inside and outside of the home annually to address preventative maintenance issues, check smoke detectors and ensure your home is being taken care of.

Convenient Insurance Coverage Available

• You may purchase renter’s insurance through your tenant portal and have your insurance updated automatically on your portal. Liability to Landlord Insurance is required if you do not obtain and provide proof of renter’s insurance. The cost is $9.50/ month plus a monthly $3 processing fee for a total of $12.50 monthly. You will be added to MHN’s Liability Insurance program at any time we do not have updated insurance coverage for you on file.

• When it comes time to buy a home, use a knowledgeable and experienced MHN REALTOR to guide you through the home buying process and benefit from a contribution of up to $1000 towards closing costs.
